Demilec Crawl Space Encapsulation Nationwide

Demilec Crawl Space Encapsulation: The Sacramento Owner’s Guide

If you’ve got a Demilec spray foam system in your crawl space and the encapsulation is peeling, cracking, or pulling away from the foundation walls, we stock the materials to fix it, and most repair jobs in Sacramento run between $1,800 and $4,500 installed. We typically book these within 3 to 5 business days, and we carry Demilec-compatible sealants, tapes, and vapor barrier materials on our trucks so the first visit is usually the only visit. The way most Sacramento homeowners discover a failing encapsulation is by smell first: a musty, damp odor drifting up through the floorboards, followed by higher indoor humidity and cold floors in winter.

Woolsey Insulation Sacramento is an independent insulation contractor. We’re not affiliated with Demilec, but we work with their products regularly and know how they behave in Sacramento’s specific conditions, from the clay-heavy soils in East Sacramento to the high water tables near the American River Parkway.

Which Demilec Models This Applies To

Demilec’s crawl space line centers on their closed-cell and open-cell spray foam systems, most commonly Heatlok HFO Pro, Heatlok Soya, and Sealection 500. If you’re not sure which one you have, look for the product label on the rim joist or on the vapor barrier itself. Older installs (pre-2016) are often Heatlok Soya, which has a slightly darker, more amber tint than the newer HFO formulations.

The compatibility gotcha many Sacramento homeowners run into is mixing a repair material with the original foam chemistry. Closed-cell and open-cell foams expand differently, and applying the wrong touch-up product over a failed section creates adhesion problems that show up within a season or two. If the original install used Sealection 500 (open-cell), a closed-cell repair foam won’t bond correctly and you’ll be back to square one. That’s why we pull a small sample and match it before ordering anything.

For the vapor barrier side of the encapsulation, we stock 12-mil and 20-mil reinforced poly in both white and black, plus Demilec-compatible seam tape and mastic. On the aftermarket question: we’re fine using quality aftermarket barrier and tape products where they match or exceed the original spec. For the foam itself, we stick with OEM Demilec product. Spray foam chemistry is specific enough that cutting corners on material quality is where we see repeat failures.

Signs Your Demilec Crawl Space Encapsulation Is Failing

  • Peeling or delaminating foam at the foundation wall line. This usually means moisture got behind the foam during application, or groundwater is pushing through the wall and breaking the bond. Sacramento’s clay soil holds water against foundation walls for weeks after heavy rain, and that hydrostatic pressure is the most common culprit we see.
  • Musty smell in the living space above the crawl space. Once the encapsulation barrier has a breach, humid outside air enters and the whole space starts smelling like a basement. The odor moves up through floor penetrations around plumbing and ductwork.
  • Ripped, torn, or detached vapor barrier on the floor. In Sacramento’s older homes (think Land Park and Curtis Park bungalows), the original vapor barrier was often 6-mil poly that’s now brittle. Rats, plumbing repairs, and simple foot traffic tear it. Once it’s torn, ground moisture moves freely into the space.
  • Condensation on ductwork or floor joists during summer. Sacramento summers push dew points high, and a compromised encapsulation lets humid air reach cold duct surfaces. If you see water beading on your ducts or insulation in July, the encapsulation is not doing its job.
  • Spike in heating and cooling costs with no other explanation. A failed crawl space encapsulation means your floor system is interacting with whatever is happening down there. In winter that’s cold, wet air. In summer that’s hot, humid air. Your HVAC has to fight both.

Replacement Cost & What’s Included

In Sacramento, a crawl space encapsulation repair on a Demilec foam system typically runs $1,800 to $4,500 installed, depending on square footage, how much of the original foam needs to be removed and reapplied, and whether the vapor barrier needs a full replacement or just section repair. A small breach repair with matching foam and a barrier patch might land near $1,500. A full re-encapsulation of a 1,200-square-foot crawl space with new 12-mil barrier, seam taping, and foam touch-up around the perimeter lands closer to $4,500.

Scope of Work Typical Sacramento Price Range
Small foam breach repair + barrier patch $1,500 – $2,200
Perimeter foam touch-up + partial barrier replacement $2,200 – $3,200
Full re-encapsulation (up to 1,200 sq ft) $3,200 – $4,500
Full re-encapsulation (1,200 – 2,000 sq ft) $4,500 – $6,800

DIY or Call Us?

Spray foam repair involves heated, pressurized chemical application. Getting this wrong is not a cosmetic issue: improperly mixed foam off-gasses, and over-application can push foundation walls inward. We’d tell any homeowner to skip the DIY route on the foam side. What you can safely do is inspect: grab a flashlight, check the barrier for tears, look at the foam line where it meets the wall, and note any standing water. That information helps us give you a tighter quote over the phone.

If you’d rather not climb under the house at all, we understand. Call us at (279) 972-8973 and we’ll send someone who does this every week. Glenn Hartley started learning this trade at Los Angeles Trade-Technical College, and the crew he runs in Sacramento follows the same rule on every crawl space job: do it right once and it stays right. We’ll give you the written number before any work starts, and we’ll leave the space cleaner than we found it.
